The best way to avoid conflict over what may or may not be personal property, and whether or not it conveys with the sale of the property, is to identify in writing exactly what you want in the purchase agreement.
Don't assume anything, if it's important, put it in the purchase agreement. This situation hasn't come up that often for me, but it's important both buyers and sellers have a mutual agreement in the contract around what conveys with the purchase of the Real Property. When in doubt, check with MARIA, and put it in the contract! 🤓
